Good representation is worth more than access to listings. We help evaluate properties, read comparable sales, structure an offer, negotiate terms, and manage inspections and contingencies through closing.

The strongest offer is not always the highest one. Price matters, and so do financing, contingencies, timing and certainty of closing. The goal is not simply to win the house — it is to buy the right property on terms that still make sense.

Sellers

Your home’s value depends on far more than a neighborhood average or an online estimate. Location, condition, lot, upgrades, recent comparable sales, current competition and buyer demand all play a role.

Not every improvement pays for itself. Before you put money into a property, we look at what buyers in your particular market actually care about and whether the work is likely to translate into a higher price or a faster sale.

Residential investors

Hold. Rent. Exchange.

Sell or rent it out? We look at achievable sale price, realistic market rent, carrying costs, equity, maintenance, tax considerations and your longer-term plans, rather than applying a general rule.

Because OPRE works across both residential and commercial real estate, we can compare a rental home against small multifamily or a commercial alternative without assuming one category has to be the answer.

  • How much is my home worth in San Diego?

    Location, condition, lot, upgrades, recent comparable sales, current competition and buyer demand all play a role. We look at what is actually happening in your specific market to give you a realistic range — and help you understand what could increase your home’s value before you sell.

  • Should I sell now or wait?

    It depends on why you are selling. Market conditions matter, but so do your equity, next move, interest rate, timeline and goals. We prefer to look at what your home could reasonably sell for today, what your alternatives are, and whether selling now actually puts you in a better position.

  • How much does it cost to sell a house in San Diego?

    Costs can include brokerage compensation, escrow and title, repairs or preparation, staging and moving. There is no single percentage that applies to every sale, and compensation is negotiable. The more useful question is usually what you will actually walk away with.

  • Is now a good time to buy a house in San Diego?

    That depends far more on your situation than on a headline about the market. Your timeline, financing, how long you expect to hold the property and what you can buy at today’s rates matter more than trying to time a turn. We would rather run the numbers on the specific homes you are considering than give you a market-wide answer.

  • Should I sell my house or rent it out?

    We model both. Selling gives you the equity now and ends the carrying cost; renting keeps the asset and the appreciation but brings vacancy, maintenance, management and tax consequences. The right answer comes from your numbers — achievable rent, carrying cost, what the home would sell for today and what you would do with the proceeds.
